What does the Marketing Center digital ads tool do?

The digital ads tool turns a listing you already have in Compass into an ad on Facebook and Instagram. The photos, the address and the Compass look are already in place, so the ad comes together with very little setup. It also matches the rest of your Compass marketing, so the ad, the flyer and the listing presentation all look like they belong together.

Speed is the whole point. A new listing can be out in the world quickly, in front of people scrolling their phones, while you focus on the seller and the showings. For plenty of listings, that's exactly the right move, and it's why so many Compass agents reach for it first.

Do the ads run from my page or from Compass's page?

Ads from the Marketing Center digital ads tool run from the Compass social page. When someone sees the ad on Facebook or Instagram, the account name at the top is Compass, a name buyers already recognize.

Facebook and Instagram brand ads with Hugo run from your own pages. The name at the top of the ad is yours, and anyone who taps it lands on your page.

That's the one real difference to understand, and it's a simple one. A listing ad from the Compass page puts the home in front of people under a name they trust. A brand ad from your own page puts you in front of your sphere and farm, so they see your name again and again between transactions.

Both are good choices, and they suit different goals. When the goal is getting a specific home seen fast, the Compass page does that job well. When the goal is the people in your area knowing you by name over months and years, your own page carries that weight, because every ad, comment and follow builds on the same account.

When do agents add custom targeting?

Custom targeting is the layer some agents add when they want to choose exactly who sees a listing. It tends to come up with a few kinds of homes:

  • A home with a specific buyer in mind, like a growing family moving up or a couple downsizing in the same ZIP code.
  • A listing where nearby places matter, where geofencing puts the ad in front of people at real spots like a country club, a marina or another open house down the street.
  • A listing in your own areas, the ZIP codes and neighborhoods you farm, where you want your listing ads to keep showing up.

Hugo builds each listing ad around the likely buyer for that specific home. On the Showcase and Luxury packages, that starts with a buyer profile session, 15 minutes for Showcase and 30 for Luxury, where we talk through who is most likely to buy the home and where they spend their time.

Listing ads with Hugo are $400, $600 or $1,200 per listing, and the ads go live within two business days of setup. Every listing ad comes with a Traffic Report you can forward straight to your seller.

Can I use Marketing Center and Hugo at the same time?

Yes, and most Hugo clients do. The two fit together because each one has its own job. Your Marketing Center work stays exactly as it is when you add Hugo. The flyer, the listing presentation and the Compass listing ad keep doing what they do, and the Hugo ads run alongside them.

A common pattern looks like this. An agent builds the flyer, the social graphics and the listing presentation in Marketing Center, and uses the digital ads tool to get the listing out fast. For the listings where the buyer is specific, they add a Hugo listing ad aimed at that buyer. Many also run brand ads from their own Facebook and Instagram pages all year, starting at $600 a month, so their name stays in front of the people they know between listings.
