CRM targeting puts your ads in front of the people who already know you

You send us your contact list and we match it to their phones and computers. Your past clients and sphere see your ads while they read the news and scroll their apps. Your list stays private, and the only thing anyone on it sees is your ad. CRM retargeting comes with Luxury listing ads, and CRM targeting is part of brand ads.

How it works

You export your contacts from the Compass CRM, Follow Up Boss or wherever you keep them, and send us the spreadsheet. Names and email addresses are enough. Personal addresses like Gmail match best, so include them when you have them.

We match those emails to the phones and computers they belong to on the ad networks we use. About half of a list usually matches, so a list of 1,000 puts your ads in front of roughly 500 people. Send at least 400 contacts, because smaller lists return too few matches to run on their own.

The people who match see your ads on the same news, sports and lifestyle sites as the rest of your ads. Your list stays private and is used only to decide who sees your ads. Everyone on it hears from you the usual way, and the only new thing they see is your ad.

For a listing, it reminds your sphere that you're busy and selling, which keeps your name in mind for the next referral. For brand ads, it's the base of almost every plan, because the people who already know you are your warmest audience. Agents feel it fast: past clients screenshot the ad and text it over with a note that they saw you while reading the news.

Timing is simple. Send the list with your listing details, and the matching happens while we build your ads, so your contacts see the home from launch day. For brand ads, send your newest contacts any month and they start seeing you the next month.

How Compass agents use it

  • A Compass agent in Malibu sent a contact list with a $7.5M Luxury listing, so past clients saw the home alongside buyers across Los Angeles and other luxury markets. The listing passed 94,000 ad appearances.
  • A Compass agent in Fairfield County with 2,000+ contacts swapped the YouTube part of Showcase for CRM targeting at the same price, and used a just-sold home to show past clients the caliber of homes the agent was selling.
  • A Compass agent in Orinda started brand ads with a sphere of 502 contacts. The plan farms a new area too, and the sphere stays in it, with friendly, low-key ads that keep a familiar face in front of them.

How to explain it to your seller

Sellers like knowing their home is reaching people you already trust.

"I'm also showing your home to the people I've worked with over the years. Their phones and computers see the ad while they read the news. Those people talk to their friends and family, and word of mouth still sells homes."

  • Clean the list before you send it. Swap old work emails for personal ones, remove duplicates and add new contacts each month.
  • When a past client texts you a screenshot of the ad, forward it to your seller. It's the best proof that people are talking about the home.
