The short answer
Site visitor retargeting follows up with people who already visited your website
We give you a small piece of code for your website. Every visitor joins a private, anonymous group, and once enough people have visited, your ads follow up with them on the sites and apps they use. The people who were just looking keep seeing your name. Site visitor retargeting is part of brand ads.
How it works
We send you a few lines of code. Your web person, or a site builder like Luxury Presence, adds it to your website in a few minutes, and installing it is free. It covers the whole site: your home page, your about page, your listing pages and your home search.
From that day on, every visitor joins a group of people who have been to your site. The group stays anonymous, so you see how many people are in it and how they respond, and every visitor's identity stays private. Visits count from the day the code goes in, so the sooner it's on your site, the bigger the group gets.
Once about 150 people have visited, we can turn the ads on. Visitors stay in the group for up to 540 days, about a year and a half. Most agents reach the starting number in one to three months, and newsletters, social posts and listing ads that send people to your site get you there faster.
This works best for agents already sending people to their website. Someone who read your newsletter, scanned a postcard or clicked a listing ad already knows your name. Following up keeps it in front of them until they're ready to call.
It pairs naturally with CRM targeting. Your contact list covers the people you already know, and your website group covers the people who found you on their own. Together they make up the warmest part of any brand ads plan, and your monthly brand report covers each audience every month.
How Compass agents use it
- A Compass team in Arizona checked that the code would capture visitors who use the home search on its own website, since its postcard QR codes send people straight to listings on that search.
- A Compass team in South Florida added the code across its whole website while its listing ads ran for a waterfront home, so every ad click also built the group for later.
- A Compass team in the Vail Valley was launching a new website, and we advised adding the code on day one, ahead of a golf-season push, so visitors start collecting right away.
- A Compass team covering Orinda, Lafayette and Silicon Valley built site visitor retargeting into its brand ads plan from the start, alongside geofencing around tech campuses and private airports.
How to explain it to your seller
Sellers rarely ask about this one, and it's still worth a sentence when your listing ads point to your own site.
"When someone looks at your home on my website and leaves, my ads remind them about it on the other sites they visit. They already showed interest, so we stay in front of them while they decide."
- Send your listing ads to your own website when you can. Every click then joins your group, and that group keeps paying off long after the home sells.
- Add the code now, even if brand ads are months away. The group starts growing the day it goes in.
Which packages include it
Listing ads: Listing ads send buyers to the page you choose. Point them at your own website and every click joins the group your brand ads can follow up with later.
Brand ads: Site visitor retargeting is part of brand ads. Plans start at $600 a month, and your monthly brand report shows how your site visitors responded each month.
