International targeting, explained: how to reach buyers who live abroad

Some buyers for your listing live in another country. Here's how to point your listing ads at those places, and how to talk about it with your seller.

The short answer

Any listing package can reach a country or a city abroad

Yes. On any listing package, you can pick a country or a city abroad as one of your geographic targets, in place of a ZIP code, neighborhood, city or metro area. Your listing ads then reach people whose phones and computers are in that place. Beverly Hills or France, it works the same way. Luxury is where agents use it most, because luxury homes draw buyers from all over the world.

Some buyers for your listing already live nearby. Others live in London, Toronto or Mexico City and fly in when they're interested in adding another home to their real estate portfolio. International targeting is how your listing ads reach that second group, right where they live.

Can my listing ads reach buyers in another country?

Yes, on every listing package. A geographic target can be a country, like France, or a city abroad, like London or Vancouver, the same way it can be a ZIP code, a neighborhood, a city or a metro area at home. Your listing ads appear for people whose phones and computers are in the places you pick.

A country or a city abroad takes one of your package's geographic targets. Starter covers 4, Showcase covers 6 and Luxury covers unlimited markets. A Starter listing could run in three nearby ZIP codes plus London, and a Luxury listing can add as many cities abroad as the buyer story calls for.

The people who see your ads stay anonymous. Your Traffic Report shows how many times your home appeared and where the ads ran, every day, ready to forward to your seller.

How do I add a country or a city abroad?

You add it to your list of places when you request your listing ads, right next to your ZIP codes and towns. Name the place the way you would say it out loud, like London or France. When targeting internationally, it's strongly suggested you target locations with a similar cost of living. For example, a campaign that is setup to target Dubai, Paris and India would skew +95% of all traffic to India given how much cheaper it would be to reach consumers in that market.

On Showcase, we settle your places with you in your 15-min buyer profile session. On Luxury, we map them out together in your 30-min buyer profile session, which is the natural time to talk through where your buyer is coming from.

Which listings are a good fit?

International targeting fits homes whose buyers already come from far away. Think about where the last few buyers in your area moved from. If that answer includes another country, that country belongs on your list.

  • A trophy home in a city with a global name, where buyers shop from abroad.
  • A second home in a resort or beach town, where owners fly in for the season.
  • A home whose buyers tend to come from a pricier city across the country.

Strong lists pair the home's own area with the faraway places. That way the neighbors and the buyer in another time zone both see your home.

How Compass agents use it

  • A Compass agent selling a $4.7M home in Hana, on Maui, ran Luxury with markets far from the island, including Vancouver in Canada alongside Seattle, Aspen, Los Angeles County and San Francisco.
  • A Compass agent in Pittsboro, North Carolina pointed a home in a 55+ community at Cary, Chapel Hill, Raleigh and Durham. We added the New York metro, including Long Island and northern New Jersey, as a feeder market hundreds of miles away.

How to explain it to your seller

Name the places. A seller remembers Vancouver and London far better than a phrase like international buyers.

"Your home is showing up for people near the house, and also for people in London, because buyers for homes like yours have been coming from there. The report shows how many times your home appeared and where."

  • Leads are possible but never promised. When a seller asks whether someone overseas will call, say the ads reached the right places, and the report shows how often.
  • When a seller suggests a country or a city, take it seriously. On Luxury you simply add it, and on Starter or Showcase it takes one of your spots.

Which packages include it?

Listing ads: Every package. Starter covers 4 geographic targets for $400, Showcase covers 6 for $600 and Luxury covers unlimited markets for $1,200, each per listing for 30 days. A country or a city abroad counts as one of those targets, at the same price.

Brand ads: Each audience in your plan gets its own areas, and those areas can include a city abroad too. Plans start at $600 a month.

The package price stays the same. A country or a city abroad takes one of the listing's geographic targets: 4 on Starter, 6 on Showcase and unlimited on Luxury. Luxury has room for all of them.

Which listings suit international targeting?

Are there any countries we can't target?

We use Google as our digital supply chain and can target any country, with the exception of China. Only companies based in China are are allowed to target consumers in China.
