The short answer

Display ads put your listing on the sites buyers already read

Display ads put your listing in front of buyers as a polished ad on 800+ trusted websites, from national news to local outlets. Buyers see it while they read the news, check scores and browse their apps. Every listing package includes display ads, from Starter to Luxury, and each listing runs for 30 days. Your Traffic Report shows where it ran, ready to forward to your seller.

How it works

You send us your listing details and your ad, or we build a Hugo Digital Ad from your listing photos. You also pick the places the ads should reach, which we call your geographic targets. We then place the ad on 800+ websites and apps, and every one of them is screened for quality before your ad can run there.

Your ad shows up in the regular ad spots on those pages, the same spots a car or watch brand would buy. Someone reading the morning news, checking a score or scrolling a recipe sees your listing next to what they came for. When they tap it, they land on your Compass listing page or your own site, whichever you choose.

The people who see your ad stay anonymous. You get counts, sites and clicks, and every viewer's identity stays private. That is how the ads reach the buyer who would move for the right home but is still a few months away from searching listings.

Starter goes live within two business days, and every listing runs for 30 days. The average Compass listing gets 50,000+ ad appearances on Starter and Showcase, and 70,000+ on Luxury. The morning after launch, your Traffic Report is ready to forward to your seller, and it updates every day. Leads are possible but never promised. What you can count on is your listing in front of the right people, and the proof to show for it.

How Compass agents use it

  • A Compass agent in Dorchester ran Starter on a $599,000 condo and pointed it at Dorchester, Jamaica Plain, Quincy and Brookline. The Traffic Report counted 73,000+ ad appearances across the 30 days.
  • A Compass agent in Santa Barbara ran Starter on a $2.5M home across four nearby ZIP codes. Display ads did all the work, and the listing passed 53,000 ad appearances.
  • A Compass agent in Chappaqua keeps brand ads running on the same news and lifestyle sites all year, aimed at past clients and the northern Westchester towns the agent sells in.

How to explain it to your seller

Keep it short, and let the report do the talking.

"Your home is showing up as an ad on the websites people read every day, like the news and the sports pages. It goes to people in the towns where your buyer most likely lives. Every morning I get a report that shows how many times your home appeared and which sites carried it, and I'll send it your way each week."

  • Open the Traffic Report with your seller the first time and scroll to the ad preview. Seeing their own home on a real news site is the moment it clicks.
  • Read out two or three site names from the report. Real names stick far better than one big number.

Which packages include it

Listing ads: Display ads come with every package. Starter is $400, Showcase is $600 and Luxury is $1,200 per listing, and each runs for 30 days.

Brand ads: Your brand ads appear on the same kind of sites, delivered through CRM targeting, custom audience targeting and geofencing. Plans start at $600 a month, and your monthly brand report covers the results.
